Almost every time, the problem is from a detail, or even several details, not done correctly at original installation.
Sealant, Caulk or Tar are not the solution, although they are frequently tried.
Peeling back the layers til the problem is found, and remediated, is the only sure way to completely stop the water intrusion.
We remediate. And we are superb experts.
Skylight Replacement
Skylight Replacement, if not done properly will leak.
As long as all steps are followed, and all steps are done correctly, your new skylight will not leak.
If your skylight is leaking, and has a few years on it, replacement is almost assuredly required.
Manufacturers stop providing flashing kits for older skylights, and skylights deteriorate from the UV radiation (from the sun), from the excessive wind, and the normal aging process of the components.
Gutter Cleaning
Gutter Cleaning needs to be done periodically. No way around it.
Even if you don’t have trees around, granules from shingles can build up in your gutters (frequently from gutters not sloped enough), dirt in the air will wash in. Soon, seeds always arrive somehow, and you will start growing -something- in the gutters.
If you do have trees, the problem amplifies quickly.
